Yeah, in Washington where I am, the laws are vastly weighted in favor of the landlord. If there's no break cause in the lease, the landlord can legally charge you for the rest of the lease or until they house a new tenant. I live in a popular area, so I have no doubt that she can find someone to replace me...

But at the same time what if she doesn't? What if she becomes uncharacteristically spiteful and thinks "why would I get a new person when I can just keep charging a person who's not there and save on utilities?" (Improbably yes, but still legally possible.)
