Yeah - its gonna be an awfully short lease though (basically an intermediary between my current lease ending and a bigger move I'll be doing), and all the stress for not even a year of lodgings is so discouraging

Are you looking into a sublease or assignment? Depending on the run dates for leases in your area, you may have better luck doing that, because on top of all the other difficulties, IME most landlords hate short term leases and will charge you more for them. OTOH, if you're subleasing, you may be lucky enough to find someone who will give you the first month at a reduced rate, or even free.
