Gentrification is a drive for genericism. Every gentrified neighborhood becomes so bland and nigh-on identical, with only minor differences in hipster beard styles and brand identification in soccer mom trucks. That is why it sucks. White flight is great because the hipster beards load up their mom's trucks and drive on out and the neighborhood becomes a diverse playground of individuals, many of whom bring new and interesting small business that serve only the immediate locality and do not worry about national trends.

if by "diverse playground of individuals" you mean "cesspool of blight and staggering crime", sure
