Do you need a condo to yourself to go to school? Have you looked into getting a roommate or moving in with one? It can't possibly be 199k/yr.

AYRT-- I guess I could have a roommate to afford a mortgage, assuming I could get one, but I won't use my inheritance to pay rent; I want to own where I live outright; if I use that money for rent I'll be stuck renting for the rest of my life or until my money/luck runs out and I end up homeless.

Another bedroom would add $50k, minimum, to the price; I've done the shared room thing for a couple years before and it's never worked out. The places I was looking at are I bedroom, I bath, 500-600 square foot affairs--I started my search by googling average real estate prices for my county, then picked the cheapest area that had reliable transit nearby, since I can't drive.

I actually really hate the idea, since it's an area where there's a chance I'd have an underwater mortgage fairly quickly, but the public transit thing isn't negotiable so that limits my options. It's a pretty ugly area, but the trolley line runs through it, it's near my university, and there's one of my HMO's hospitals and lots of places to get groceries and stuff nearby. I haven't checked addresses but I'm betting the cheapest are right on the freeway. It is right in the epicenter of the city's nasty sex-trafficking problem, though.

Maybe if I'm lucky I could have a cat. I'd have to rehome my chickens. And I'd miss having a yard, and the roses and fruit trees I've planted. I'll start cuttings rooting today--I'd like a balcony.

Who knows, mom took a couple of benzos last night and washed them down with a liter of vodka; maybe I should be panicking about funeral planning. I'm actually afraid to go check on her; normally when she's this bad I'd sleep on her couch in case I needed to call 911, but last night I couldn't take it anymore.

I can't offer you any personal advice, but

If renting for a while saves you from an underwater mortgage, it might be better in the long run. Have you looked into "rent-to-own"?

Does your university have housing for older or non-traditional students? Maybe you could look into that?
