My tips for buying a house:
1. Wait to do it until you can afford a comfortable down payment + closing costs. You don't want to completely wipe out your savings for this, and you also don't want to put so little down that you get a sucky rate or get stuck with extra fees. Month-to-month, a house should cost less than rent, but one-time large expenses will pop up occasionally.

2. Talk to other people in your area who have bought a house and get their recommendations for things like realtors, home inspectors, and mortgage firms.

3. Make an honest list of "must haves," vs. "would like to haves," and stick with the must haves. You might not be able to find your dream home, but you don't want to settle on something that's going to piss you off or seriously inconvenience you because you panicked.
