Went to look at a house that is for sale by the owner. We went through the house today and LOVED IT. After three months of searching, this looks like our dream house. The couple selling was very nice, they are moving to be closer to their kids (they are having health issues). The roof was replaced in 2015, the CH&A in 2012, and they put in new plumbing in 2008.

We offered to buy. The sellers said they would cover half the closing costs and they are leaving their (nice) appliances. We will be talking to our lender tomorrow to figure out when we can do an appraisal. The sellers are going to contact their real estate lawyer about drawing up a contract. Unfortunately, the sellers are using the lawyer we were going to use as well. So now we have to find a new lawyer.

What questions should I be asking the sellers or our lender at this point? We were planning on doing an FHA loan but someone said we might be better off doing a conventional loan at 3.5% with a PMI? I'll be asking our lender tomorrow but wanted more opinions on it.

I wish I could tell you, my husband pretty much handled all the financial stuff when we bought our house.

Don't only rely on your bank or lender's financial advice, get an independent financial advisor's opinion.

Get an independent structure and pest inspection that is thorough. They will list any major and minor faults with the property and you can come to a legal agreement with the vendors about any work that needs to be done on the property - you don't want to discover a major fault on your own once you're already moved in because then you are completely responsible for that expense.

Check things like the local area flood zoning/catchment and erosion management and ask to see the current insurance policy on the house. Some houses in high risk areas are unable to be covered for that event. That's something you want to know in advance.

It's okay to like the people you're buying from, but still be proactive in protecting yourself, which means distrusting what they say. They may have had a meth cooking son in law doing business out of their garage for years. You don't know. Check everything. If something seems suspect, look into it.

Yep, I did my place via realtors (and not buying direct from an owner) and you definitely want an inspection done. Also a home appraisal. One of the places I put in an offer on, by the time we got to the appraisal, it turned out the place was valued for literally thousands of dollars less than what the seller had it on the market for and they weren't willing to budge an inch on the price. I was pissed since I'd wasted like a month dealing with these people but it turned out alright in the end since I ended up finding a place both less expensive and that worked out better for me in general.

But anyway, inspections and appraisals. They might be nice people but this is a huge investment and you don't want to find out after its in your possession that there's something those nice people 'forgot' to tell you about (or perhaps they really didn't know they had a pest infestation tearing up your foundation or that the roof had begun to leak a little when it rains heavily but they don't go up in the attic very often so they never noticed...)

No lie on the last one, the last place I rented I kept hearing a weird dripping noise in the bathroom periodically. I thought at first maybe the sink was leaking but that wasn't it and it sounded like it was coming from above. Eventually I climbed up the ladder to the attic and found there was a spot where the roof was leaking and dripping water right above the bathroom ceiling. It hadn't gotten all the way through yet but of course it would have eventually. I stuck a bucket up there in the spot and notified the landlord. They never did have someone come out and fix it though I made sure to tell them multiple times. Since it never became a problem for me personally and I wasn't on the hook for it I just let it go and didn't angst about it after I moved out (even left the bucket)...

Uh, anyway. Point being, do your homework.

Also your bank is going to want you to get a minimum level of homeowners insurance so you might as well find out what that is and start talking to insurance companies.

Thankfully we know we are not in the flood zone! We have a realtor friend who was able to get us that info. Looking into getting an inspection now.

Definitely get a home inspection done. Someone known to be very thorough is good (to the point that they flag things that aren't even real problems, or at least not immediate things. This should be something you arrange and pay for, not the seller. Follow the inspector during the home inspection to get a fuller picture of things than in just the report.

My coworker recommended one! So we are going to use him.
