Sudden inspection

(Anonymous) 2013-04-16 11:12 pm (UTC)(link)
So for the first time in all the years I've lived here my apartments did what they called a "yearly inspection"

I was given less than 24 hours notice(which is supposed to be required) and since I have been unwell for a while the apartment is definitely not at it's best.

The main thing being they took the numbers off all the appliances in the kitchen, and I certainly haven't cleaned the oven, fridge, or microwave anytime lately.

So basically I'm just waiting to receive a letter in the door tmrw saying they are going to be booting me out.

So F!S how would you fare in a sudden inspection of your home?

I wouldn't worry, they've probably seen worse (and the inspection was likely to make sure all appliances/windows/doors/etc. were in good working order, and the right ones that should be in the apartment.) Unless your place looks like it could star in Hoarding: Buried Alive, they probably didn't even blink.

UGH we are supposed to schedule one and I REALLY DON'T WANT IT because there's a hole in my door now and I'm worried about losing my deposit (also I feel like landlords just do that to spy on you)

What makes you think you're so fascinating to your landlord? I promise you, in my neck of the woods it's the City Department of Inspections that requires regular inspections of rental dwellings and determines when they're to be done, usually on a three-year rotation. A landlord who doesn't allow the inspector in can lose the right to rent the place out at all.

It would be condemned from the road.

Unless your apartment is in a state that is somehow going to cause permanent damage to the building, I doubt they care how messy it is. That sucks that they didn't give you proper notice, though.

I'm pretty obsessive about keeping my place presentable at all times, although it helps that it's a studio so it's just one room and the bathroom to take care of.

I'd say you're probably okay. As long as your house wasn't covered in feces and nothing was on fire, you're most likely in the clear. Or at worst they'll just tell you to clean something.

As for my apartment... really glad there won't be any surprise inspections here. I've been busy with school and haven't cleaned in awhile.

depends on what country you're in and what you're talking about by an inspection.

US here, and I'm up on our city/state renter's rights laws due to renting for a good almost 20 years now. the inspections are only to make sure you haven't knocked out a wall or otherwise violated anything in your lease, and that the smoke/CO detectors are in working order. in our current townhouse they also have to check the furnace and water heater. but legally they do have to give 24 hours notice at least.

they can't do anything about messes or living conditions unless they find things that are illegal (child or animal neglect, e.g.). if you've done anything to violate your lease, they have to warn you about that and give you a period of time to correct it. They can't just evict you on the spot. definitely suggest googling your local renter's rights - city and county in addition to state, as where I live the governor recently stripped a lot of state rights but they're still intact under city ordinance.

Right now, pretty good, I think. Mostly because our landlord is aware of the actual problems that should've have been fixed a while ago, but...eh. They aren't big deals. We're moving soon, so he'll get them patched up for the next tenant. We haven't broken anything, and it's certainly fared better in the nearly three years we've lived here than the place we're moving into did. (We saw it only a few days after the old tenants moved out and it was just trashed. I keep forgetting that some parents apparently don't give a shit how badly their kids trash their rental.)

But yeah, I don't think you're in any danger as long as you haven't violated the lease or anything. They can't exactly expect everybody to have the time/energy/inclination to keep the place at its neatest and tidiest at all times. No worries, anon!

Hahah, I had this happen once when I lived in an apartment which technically didn't allow pets... and I had a free-roaming rabbit.

Fortunately, I worked third-shift at the time. So while I had planned on just moving his cage (and actually closing him in it) into the large closet and putting some boxes in front of it and hoping he didn't make any noise that would make them investigate, it got to be late enough that I really had to go to sleep, and they hadn't come yet, so I was like "...Okay, they said they MAY do an inspection, they weren't going to do every apartment in the complex, so maybe they skipped mine." So I let the bun run around free in my room as usual, and went to bed.

Woke up when I heard my apartment door being opened. Lifted my head groggily, wondering if I'd really heard what I thought I'd heard, when my bedroom door opened. Someone looked in, went "Oh, sorry, we're just here for the inspection, we'll just look at the kitchen and bathroom." And they quickly closed the door.

Which meant they didn't have a chance to see the bunny hanging out at the head of my bed. :D

I had a planned inspection, where I got 3 days notice, but courtesy of being super sick and having parent/teacher night to plan for at the school I teach at, my apartment was trashed. I had to pull an all-nighter to get it even decent, and it still wasn't the greatest. (I have a tendency to pile all of my mail on the table and not ever deal with it, for example.)

Funny you mention this. I was picked out of a random draw for an "audit" as they call it, from the high brass who funded the complex in the first place. I have until May2nd to get everything in top order, so I plan on doing my spring cleaning over the next few weeks.
