Obviously ymmv, but it's the one musical I've actually seen on Broadway, and when I came back utterly disappointed, my musical theater-loving friends and acquaintances were like "well yeah, you saw RENT - if you'd asked us we'd have told you to watch anything else" so I was under the impression that RENT = not great seems to be a common opinion amongst that crowd.

Backlash, maybe? It was quite well received in "that crowd" at one point. The story's nothing new, obviously, but it was considered a good modern update and an excellent staging.

as I said in another comment, it's because Rent is popular among people who aren't in the "in crowd". It's too popular to be cool for the elitists, which your friends clearly were.
