I live in a town where one of the last few surviving Brutalist buildings is on the university campus. They've been talking about tearing it down and replacing it for at least 10, maybe 15 years, but haven't. I have been to this building, for meetings and events held by outside groups but I did not go to school here so I have no emotional attachment to the building.

It's...interesting. It has certain spots that make great photoshoot locations, e.g. for cosplay or amateur film, photography students, etc. It's also an absolute fucking nightmare to heat and cool (the university spends an absurd percentage of budget on this compared to other buildings), there is no easy way to retrofit, improve, repair, or preserve the building. There are always danger signs and taped-off corridors where HVAC is leaking and can't be accessed to repair. The campus uses it for music practice rooms, but the acoustics are bad. The exterior is deteriorating and posing safety risks to pedestrians, but the fight over preserving the Brutalism means they can't actually change or fix it.

Mind, I also hate the new trendy box-on-box-with-box architecture, but not all Brutalism is worth preserving. I don't condemn it as a movement but jfc in practice it has been a nightmare for any city burdened with it, and should be lovingly remembered in retrospect. That said, it's really sad they tore down that weird Brutalist capsule hotel in Tokyo. I guess it couldn't be salvaged, the same as the weird music hall on the local university campus.

I think the heating/cooling thing can be fixed while still preserving the Brutalism itself. This was accomplished with The Standard in London. I stayed in that hotel last year, and it was very comfortable (not to mention quiet). The thing is prior to it becoming The Standard that particular Brutalist building had been unoccupied for well over a decade, and I suspect maintenance hadn't been super comprehensive during that time.
