My two cents

Mm, I can't answer for the physical disability thing (the closest I've got to that is being legally blind), but I can say a thing or two about the fetishizing part of it.

I'm biracial (half black, half white), and I've had black people be attracted to me based solely on my skin tone (typically black men because I'm on the lighter end of the spectrum). In some ways, it's kind of flattering: people find some part of me that I can't change beautiful, and that feels good. On the other side of things, they are (at first, anyway) only attracted to me because of one thing (my skin tone) and one thing only, which is somewhat demeaning, so it's a slippery slope.

In my opinion, it varies from person to person as far as whether or not finding it sexy is offensive, but I think that so long you make it known that you see the disabled person for more than simply their disability, things will be okay. Don't coddle or be callous about it (like really overcompensating for it because it comes off as condescending, or constantly pointing it out), but do acknowledge that it's there (ignoring it can be just as bad as continually bringing attention to it) and you're actually kind of turned on by it.
