nice sized room for me, with lots of light, closet, room on the walls to hang stuff (right now my ceiling is a little sloped so i can't put up posters), no carpet. extra room to make into a library(i have this now actually, it's great), somewhat open concept, dishwasher, finished basement, nice backyard with storage for stuff, deck area for eating outside, clothesline, bedrooms all on the second floor. and no reno work beyond painting, and within walking distance to the lake. i have a lot of this now renting, it's pretty nice. i wouldn't buy the house though, because it's old and the plumbing isn't great, the basement's weird, and the floors are uneven
