Uh, any story, fanfic or otherwise, doesn't have to be well-written to be considered good.

But with books you need to get into a setting and get to know the characters, so the original work should be well-written.
I've just tried to think of any books I liked for tropes and despite a bad storytelling and couldn't.

You might not have liked it, but a lot of people loved Twilight...

Hm-mm. But, I guess, I mean that fic doesn't have to have a structure or new interesting characters.

In Twilight we get to know the heroine when she comes to Forks. We have her description, like that she's clumsy in sports and a calm person. We learn why she came there. She has her first day in school. All of this makes readers identify with her and her situation. Then we get to know her classmates and her father. And, finally, the introduction of a mystery: the Cullens.

Where a Twilight fic could just start with Bella thinking about Edward and then taking her car and going to the Cullens' house to argue about Edward's habit of watching her sleep. And it could be an ok fic, even though it doesn't do the work of fleshing out characters because readers already care about Bella - the books made it happen.

btw, I didn't finish the first Twilight book, it was a bit bland and boring. How it could became so popular is beyond me.

Harry Potter books have a clever structure with: 1. Status quo, aka Harry's summer 2. An external force, aka the letter or Dobby or the flying car 3. mystery 4. A culmination, aka his fight with Quirrel or snake or Cedrik's death 5. Summing of what has hapend and a quick end. Of course, the structure of HP is more complicated, this is just what comes to mind first. And HP has good realistic characters as well as a well-build world.

I haven't read 50 Shades of Gray. It's possible that it's bad and popular because of the tropes?
