Renovations

(Anonymous) 2015-08-01 09:03 pm (UTC)(link)
I know there are some people on here who have renovated houses. Has anyone renovated a garage into a living space? We have a garage that we want to turn into a room and living area. A half bath would be great but running a sewer and water line is probably very expensive.

The garage is already dry walled from the previous owners. But one of the walls will need to be fixed and a floor laid down. Is it worth doing this so that we can move in a family member? Any advice on costs or what to do or how to get started?

Feel free to add your own renovation stories or questions.

Depends on your climate. Just because it's drywalled doesn't mean it's insulated.

It is also has insulation. And electrical outlets galore.

Cost is going to vary so widely depending on where you are, what type of house you have and what unique challenges your particular house might offer, so unless someone here had a situation very similar to yours, any info you'd get would be of extremely limited use. There is virtually no way to find reliable information on this without asking a local contractor to come take an estimate. Fortunately, estimates are usually free.

I asked my father. He said the first question is whether you want to partition it off, or whether you want to convert the entire garage. He also wants to know if you can get a building permit to do this. (Apparently, it's something the city might complain about.)

We would like to partition it off. But we will be converting the whole thing. If we need a permit, we can get one. It's been drywalled (the previous owners used it for their business).

We would also like to install wood floors. Like those snap together ones.

You will definitely need a permit. Find out about that *first thing*, because while they may not be the most expensive part of a reno, they are generally the most time consuming. Simultaneously, get two or three local contractors to come examine and give you a bid/estimate. Good things to have on hand for the whole permit deal.

Good luck!

It's going to vary greatly depending on where your existing plumbing/sewer lines are, so the best thing to do would be to get a (usually free) quote from a professional who does the kind of work you're considering getting done. Then compare that to your finances, and what said family member will add to them. You might luck out and they're right below the garage, or they might be nowhere near there and it'll be quite prohibitive; either way you'll have your answer.
