Buyer's agent?

Has anyone ever used one for finding property? Was it worth it?

I have, but it was years ago. It was someone who worked exclusively as a buyer's agent, so zero conflict of interest as they didn't sell houses. I found her to be really helpful because it was my first time buying a house and I knew nothing at all about the process. You definitely want someone to look out for your interests in a situation like this.

Thank you! That's exactly what I would like. I don't feel like I know enough so that I won't be taken advantage of.

Then definitely go into this with a buyer's agent and don't be afraid to let them know you're going to need a lot of guidance. Ask as many questions as you need. A few general things to remember:

* Don't go overboard and buy a giant house, even if you think you can afford it. Not if this is your first rodeo. Buy sensibly, and keep in mind that location is a major factor, not just the house itself.

* Keep in mind that there can be additional closing costs, inspections, etc. that you need to budget for, and even after you buy a house, budget for things to go wrong and need fixing. Maintaining a home requires a lot of equipment that first time home owners don't have. You'll be visiting Lowes and/or Home Depot a lot more than you think you will.

* Get a decent home inspector and don't skip the home inspection. You want someone who'll go up on the roof, investigate crawl spaces and attics, etc. and you'll want to be present when they do. You'll learn a lot about your potential home this way and it'll inform your decision on whether or not you want to go through with the purchase.

I used one when I bought my house last summer. I found it very useful because I didn't know what I was doing. She would go with me to see houses and point out both good things and potential problems. At least where I live, the buyer's agent splits the commission with the seller's agent, so it didn't cost me anything to use a buyer's agent.

That's interesting! I will have to find out if that's the same here. I worry that I'll be pushed towards spending more money if they're being paid commission.

Be firm on your budget (and maybe low-ball it slightly for the agent from what you are actually going for/were approved for). If the agent seems skeevy go with someone else.

I lucked into a great buyer's agent, but I think it helped that I approached a small realty company based in my neighborhood and the agent lived in my neighborhood, so there was a local reputation to uphold on her part.
