(Anonymous) 2018-06-22 01:05 am (UTC)(link)A house is good if you're going to be putting down roots in an area, for at least 10 years, and if you can find one that fits your lifestyle needs - proximity to work/shopping/usual haunts, transportation access or schools if those are important to a future family, etc. It also depends on whether the mortgage works with your budget, because remember that you will also now be paying for all utilities plus property taxes, whereas most renters have one or more utilities included in rent and don't pay taxes. In some cities apartment or condo rentals are astronomically high while housing prices are much more affordable, while in other places it's exactly the opposite. Rental is better for people who have a very transient lifestyle, who don't know if they're going to keep their current job or don't want to live in that area for more than five years.
I rented for twenty years before my housemate and I went in on a house, precisely because my lifestyle before then was very transient. She has amazing credit so lenders were practically throwing money at her for buying a house, so it was the right confluence of factors for us. Sure, I have to mow the lawn and shovel the walk, now, but not having to wonder if my rent is going up with the next year's lease term is a worthy tradeoff.

* Owning a home means spending a lot of time in maintenance of the yard, etc. You'll need to have an emergency fund for if big ticket items break down, like the furnace/HVAC, the roof.
* Look at lots of listings. Realtor.com is fine. Acquaint yourself with your market and what's available in the area you want to buy in.
* Look at lots of listings. Pay attention to the age of stuff like the roof, furnace, water heater. Be wary of crooked doors and windows that suggest the foundations are settling.
* Offer contingent upon a home inspection. You want someone thorough who'll crawl through the attic, look at crawl spaces if applicable, etc.

* do you have kids or plan to have kids, get married, etc.
* how reliable is your income and job
* how much liquid income do you have for the down payment, closing costs, and expenses. Don't just look at mortgage payments and think "Oh hey, that's less then what I pay in rent" because there are hidden costs on top of mortgage payments that factor into the decision.
* if you rent, you don't have to worry about stuff breaking down or wearing out - that's someone else's problem. When you own a house, it'll be YOUR problem, and you footing the bill.
* you'll have to spend a certain amount of your free time doing yard work, shoveling the driveway, stuff like that.
